Earnest Money: You spent months looking at open houses and private home tours. You’ve spent years saving for a down payment. Now you finally found a home you love! We crafted the perfect offer offer, negotiated great terms and now you’re officially under contract! What happens next? Well, as the saying goes.It’s time to put up or shut up! This is where the Buyer puts some skin in the game! The buyer has to deposit what is known as Earnest Money into an Escrow accoun...t. This is typically a small percentage of the purchase price (typically 1-5%) and is credited towards the purchase at closing. This deposit represents the Buyer’s good faith intent to purchase the home and shows they’re serious about moving forward. So why is it there? It provides assurances for both parties. The contract on the house assures that the seller takes the home off the market while the buyer prepares to purchase. The EM shows the buyer is serious and provides damages to the seller should the Buyer default on the purchase. The buyer might be able to reclaim the earnest money deposit if something that was specified ahead of time in the contract goes wrong (i.e. appraisal or serious defects).
