How is the housing market doing during COVID-19??? As you’ve probably suspected, the real estate market is on pause right now. Foreclosures have been temporarily suspended. Home prices have stayed about the same or have decreased only slightly. Buyer interest has dropped about 20%. New listings dropped initially, but are starting to gradually rise back up. Interest rates for mortgages were already pretty low, so it’s an open question whether mortgage lenders are willing to go... any lower. Inventory everywhere was already suffering, so supply is at near record lows nationwide, and demand is near an all-time high. GOOD NEWS is that this is not like the financial crisis in 2008!!! The housing market is not typically tied to swings in the stock market. Housing is a basic need, and the decision to buy or sell is usually prompted by entering a new stage of life. A recession doesn’t change theses circumstances for people. Even in full-blown recessions, the housing market is incredibly durable. The demand for housing is still there; it’s just a matter of waiting for the supply to return to the market. In April home sales began to rise again. Global investors are looking for less volatile investment options like real estate. It is possible that a quick recovery will bring the housing market right back to where it was prior to the pandemic once the threat of the virus has diminished.
