I posted this on my linked because I have more connections there that own/manage/trade thousands of units. But I’d thought I’d ask my friends ... your building 100 units how many 1 bed 2 beds 3 beds do you build? My plan would be 30/70/0 what’s yours?
I own two properties in the City of Atlanta that I want to build two 750 Sq ft 2 bed 2 bath stand alone structures and looking to get started immediately. After this project I am also working on 15 acres that I need 100+ apartment units constructed as well but that is several months away from being started. Do you know of a builder who is the best? I would like to meet contractors onsite Monday to get this ball rolling. International investors, Let me give you an Atlanta, GA update. Magistrate courts are closed to in person hearings. Yet the judges still make full salary. The strip clubs (where people dance naked for money) are open, American’s can vote in person, schools are back in attendance, and you can fly on an airplane. ... Our tenants have emailed us in the past, sent electronic payments in the past, have security systems tied to wifi, and many have iPhones with access to the free zoom app. I have not checked but I’m sure the public libraries are open where you can use free wifi. Right now we are at the mercy of the CDC an organization that owns zero rental properties. You would think we are living in the 1800’s. Unfortunately none of the magistrate judges died from Covid nor any of our non-paying tenants. Hopefully soon our Mayors and Governors will wake up and realize America isn’t free.
Investors, Q3 update: Our third quarter has shown to be successful, despite the novel Coronavirus pandemic we have all been faced with. Many of the tenants have suffered from financial hardship and owe back rent, some as much as $10,000. The courts are still learning how to conduct hearings and are doing so on a county to county basis. Unfortunately, the court systems that are attempting to conduct hearings, are still scheduling them months out. Thankfully, many counties are ...offering financial assistance and we have seen tenants stay above water by receiving relief from these programs. In 2019, Pfotzer Properties collected a total of $322,310 in rental income. To date, we have exceeded the $500,000 mark. Even with Coronavirus, it is predicted that we will doubled our rental income in comparison to last year! Our team is growing by a full time property manager that began with the company this week. Haley comes with experience in drafting legal documents and contracts. She will be handling much of the administration work, allowing me to grow the business and network with more investors. Recently, Pfotzer Properties made a $4m offer on 100+ units in Georgia. Once confirmation has been received regarding the owner’s acceptance, another email will be sent out. Thus far, over $1m has been raised towards the next deal. New potential investors are looking at investing between $500-$800k once the deal has been secured. I will keep you all updated on the progress. 8/1/2019 tenant moves into property 8/12/2019 tenant misses first months payment and eviction is filed 8/26/2019 rent balance paid in full 9/23/2019 we file eviction again for missed payment 10/22/2019 partial payment is received to stop court proceedings... 1/7/2020 cash is brought to courthouse to stop eviction (tenant still has rent balance) Since day one payments have always been late so we file eviction again and have court scheduled for March 18th, 2020 On March 16th, 2020 I get notice that the courts will be closed . Fast forward to today 9/11/2020 tenant has since made 0 payments once courts closed (totaled owed is over $10k now) refused to reply to texts and emails and yesterday I get a call from the courts saying because of the CDC guidelines Landlords can no longer seek back rent. Our Court date was supposed to be 9/14/2020 at 9am. Keep in mind this is in Cobb County, GA Douglas County and Fulton County where we have other pending evictions are still proceeding. Cobb is now forcing me to file an amendment if I want to keep the case open when I have already in my first demand ask for both back rent and possession of my property. What I like about investing is money doesn’t care if you are republican or democrat white or black this short term stimulus debt creator will only lead to higher taxes and higher taxes has been proven to slow the markets down What’s your thoughts?
