Ready to Sell? These are tips to STAGING your home. The first thing people will notice is the curb appeal. Some buyers do drive-bys before they even decide to commit to walk inside the home. If the outside is not appealing or welcoming, chances are the buyers will go to the next available home. SPRUCE IT UP! Fresh Coat of Paint. Use neutral colors preferably.... Clean, clean, clean and then DECLUTTER. Have you ever walked into a home that smells terrible? Would you buy it as is for market value? Most of you would probably answer "no way!". And in fact, most buyers want to walk in to a clean home, and, very important, Decluttered home. If seller has clutter everywhere how are they going to appreciate your beautiful quartz countertops? or perhaps your beautiful well cared for hardwood flooring if there is kick knacks and toys and furniture everywhere? When getting ready to sell, is good to declutter about 50% of what one would have on a given room. Depersonalize! Remove family pictures, anything that is very unique and specific to you and your family. After decluttering, leave only accent items that are neutral and can make a room cozy and welcoming while allowing the buyers to visualize themselves in the home. Define the spaces. Again declutter, clean, depersonalize and now define the space. Instead of having 3 laundry baskets on the desk in that bonus room. Keep the desk tidy, and only leave items that define that office space. Now with everything going on and people working from home, some children learning from home, staging that defined office room can be beneficial. To summarize, fresh coat of neutral paint, declutter (remove about 50%) and box them up. You are packing and moving anyway, right? This just gets the process started and helps you in the long run. Budget, price range Location, amenities, school district, commute to work, suburbs, city? Are you planning on to use public transportation? What type of home are you looking for? Do you know the difference? Single Family Homes - Provides the most privacy, and often also more space. They are completely detached from other buildings and homes. However, this comes with all the responsibility of homeownership, maintenance of exterior and interior of the home, yard work, etc. You own the home and land property is on. Townhomes - This is often a choice for first time home buyers. While it is attached to other townhomes, and often smaller than a single family home, it is less maintenance, less area, and smaller yards (if any). Some Town Homes have public playgrounds and / or other amenities (check your local neighborhoods). You own the townhouse and land in which property is on. Condominiums (AKA Condos) - This type of property can provide almost maintenance-free lifestyle, and more often are in more urban areas. Many provide pools, fitness centers, and some are walking distance from shops, dining, public transportation, and more. Keep in mind, that all those amenities and convenience comes with a monthly fee (make sure you account those expenses into what you can afford). Also this type of ownership, you are only responsible for maintaining the inside of the condominium, so no roof replacement, or doing any yard work, or exterior.
