EXPERIENCE: Must have 3 years of HVAC experience. HVAC certification a plus or able to obtain within 90 days of employment. One to three (1-3) years of experience as a Chief Engineer or Maintenance Supervisor related experience and/or training; or equivalent combination of education and experience Essential Functions:... Maintain complete knowledge of and comply with all departmental policies/service procedures/standards. Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended. Develop and implement a preventive maintenance program of all-building equipment and public areas, including the training of the Property Operations staff on the management of such a program. Ensures all preventative maintenance programs are followed and modified if needed. Ensure the proper operation, maintenance, and operation of all equipment. Develop, recommend, and direct the operation, policies, procedures, plans, and programs of the Property Operations department. Keeps records of work accomplished, operating statistics, R&M costs, utilities, and preventative maintenance. Oversees the Loss Prevention program and works closely with the 3rd shift personnel to ensure the safety and security of all guests and employees. Maintains a secure building as it pertains to lock and key control. Assists in all emergencies in order to protect our guests and associates, and preserve the building and its systems during the emergency. Must act as quickly and responsibly as possible to return the building to its normal operating status. Assists the Safety Committee in all aspects. Maintain inventory of all parts and supplies. Oversees the annual Property Operations budget to achieve or exceed budget expectations for the department. Approve bills and invoices, statements, budget data. Ensure Purchase Orders are expedited according to proper procedures while adhering to the budget. Purchase all parts, supplies, tools, and equipment related to Property Operations, through direct contact with sales representatives. Ensure the proper operation, maintenance, and repair of all: o Heaters, pumps, valves, and lines used in the distribution of steam and heated or processed water. o Refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves as well as all refrigerant lines and devices used to control temperatures. o Air compressors along distribution lines and all valves and devices for air control. o Natural and manufactured gas and distribution lines, including all valves and control devices. o Water filters, softeners, piping, and pumps used in conjunction with water distribution, including all sinks and toilet bowls, as well as supply lines and water lines. o All types of motors or engines used to power pumps, compressors, and fans. o All types of locks, keys, and locksmith related duties. o All electrical work and rep
