It’s Homestead Exemption Time - It is your money. Save it. If you have done this, you do not need to do it again. And it only applies to your main residence. The beginning of the year is a great time to remind you to apply for your Homestead Exemption, if you bought a house since ... January 1, 2020. Or you have bought your home prior to that and you never filed for Homestead exemption. In all metro-area counties, you have until April 1 to apply. I suggest you do it today so you do not forget. Basic Requirements for Homestead Exemption: 1. Must be legal resident of the county 2. Must own and occupy home as of January 1 of the year the homestead exemption is sought. Deadline for Filing Homestead Exemption: In most counties, the application must be filed by April 1 of the year the exemption is sought, but some counties have a different deadline. How Long will the Homestead Exemption Last? The Homestead exemption will remain on the property until there is a change in ownership. What is the Homestead Exemption Amount? These amounts are a reduction in what the amount that the taxed is based on. **Please note that if the property is located within city limits, you may need to file with the city as well. That is it and ...that is low. Very low for 5 major counties. Sales? In the past 90 days, in these counties and in the same price range 3010 homes closed. In the past 69 days 1228 homes went under contract. What does this mean? In the metro Atlanta area, inventory is very low. So, how does the market look? Very hot. Time to move?
